Browsing the MLS is easy, but the real value comes from connecting with an agent who specializes in luxury properties and has access to exclusive or off-market properties. These “unicorns” are discovered through deeply connected agents. You need to be in the correct circle to find these properties. If you're targeting a specific location or property type, connect with agents who work in that price range (usually $1 million or more). By understanding where these agents are focused and leveraging their connections, you can uncover opportunities you may have missed.
How do you differentiate yourself to attract affluent customers in a competitive market?
Customer service is always our top priority. Clients want more than just service. They want a special experience. To stand out as a luxury goods agent, I understand what satisfies high-net-worth clients and focus on meeting their needs. Anticipating needs and exceeding expectations is key. Time is precious to these clients, so we value efficiency and flawless delivery. Success means being in the right place at the right time, fully understanding the customer's requirements and providing a service that reflects standards of exclusivity and excellence. High-net-worth clients are looking for partners who work at their level, so it's essential that you demonstrate your ability to provide the quality of service they demand.
How has your background in fashion and photography influenced your approach to luxury real estate marketing?
Both industries connect emotionally with people. Just as fashion advertising uses aesthetics to create exclusivity and popularity, the same is true for luxury real estate. Each property has a story and must be carefully selected and presented to increase its value. When marketing my list, I focus on creating a compelling story that captures attention and interest. The goal is to create competition that will attract widespread interest and increase the value of real estate.
How do you understand market trends to anticipate and meet the demands of luxury buyers?
Staying ahead means knowing about new high-end developments and keeping customers informed early. It's important to maintain connections with the top architects, developers, and brokers in the market. Attending broker open houses and keeping track of upcoming projects is essential. We also research “whisper listings” (properties that are not yet publicly available but may become available soon). By leveraging our network of luxury goods distributors, we can discover these off-market opportunities and present them to our customers before anyone else.
What is your best advice for women looking to get into luxury real estate?
If you're a woman entering luxury real estate, consider joining an established team or brokerage that specializes in the luxury market you're targeting. Building networks and expertise on your own can be difficult. Working with an experienced luxury goods professional is an effective way to enter the field and develop essential skills. It’s important to find the right mentor and team to guide you through high-end real estate trends.
