Atholl Estates has announced the development of Zamani Islands, a luxury lifestyle destination in the Maldives' South Male Atoll. Set within an idyllic natural lagoon, this retreat spans eight islands and features three luxury resorts.
The highly anticipated destination, with the first phase scheduled to open in spring 2026, is located 21 nautical miles from the Maldives' main international airport. Atoll Estates has enlisted the resort's master planner, Kira Design, to make its ambitious plans a reality.
What can you expect from the new retreat? Zamani Islands will be home to the Maldives' first superyacht marina and yacht club. Atholl Estate founders and curators Anit Majumder and Dmitry Botov also hope to transform this new destination into the Maldives' first 100% clean, renewable energy resort.

“Zamani Islands is a project that has been in the works for over two years,” Majumder and Botov commented. “It has been our intention from the outset to envision a resort that puts sustainability truly at its heart and brings good to both people and place. Within this framework, the Zamani Islands will be part of the Maldives We will set new standards as a lifestyle destination both in the world. We will redefine what is possible in the Maldives, respecting its unique natural environment and creating a harmony between nature and luxury. As part of the first phase, Atholl Estates is launching a collection of private estates and mansions. Designed by esteemed architects YoDezeen, 14 properties are currently available for purchase, including secluded seaside residences ranging from four to eight bedrooms. Details are currently under wraps, but renderings reveal a sleek, modern home thoughtfully designed with ocean views as the focal point.
Each villa features multiple private pools, personal spas, screening rooms and expansive terraces overlooking the Indian Ocean. Best of all, the Zamani Islands Residences come with a personal butler who attends to the owner's every need and a private berth on the resort's super yacht's marina, which is equipped with full-service facilities including crew amenities, maintenance, and a yacht club. Elsewhere in Zamani Islands, guests and residents will have access to three spas and an array of dining options, including what Atoll Estates promises will be “the Maldives’ largest underwater restaurant.”
Eco-conscious travelers will be happy to hear that sustainability underpins the entire resort. 100% of the energy used on all eight islands comes from renewable sources and waste is reduced as much as possible. Other environmentally friendly efforts include growing the resort's food whenever possible and implementing an aggressive coral relocation program during and after construction.
